Points to look for with landlords insurance online
Thursday, March 22nd, 2012We are always eager to try and help you to understand where insurance policies may differ from each other and the following points may be worth considering when you are looking for landlords insurance online:
- subsidence – once it may have been relatively safe to presume that cover for this potentially serious issue would be included, as standard, on most let property insurance policies, however, that may no longer be a sound assumption to make and the cover may be worth looking out for;
- malicious damage by tenants – this may not be something that is necessarily commonplace on all policies;
- discount opportunities – a responsible landlord insurance broker may be able to help you identify those policies which offer significant possibilities for reducing your premium through one form of approach or another (e.g. you may find some policies that will offer reductions of up to forty percent if you are willing to accept a higher excess on your policy);
- trace and access cover – if trades people need to damage your property in order to trace the source of a problem then you may be facing significant costs for the restoration of such damage and not all policies will necessarily cover such risks (those that do will provide what is called trace and access protection);
- third party liability protection – this may be relatively normal in terms of its provision within a typical landlords insurance policy, however, the maximum payout sums may vary considerably and it may pay to evaluate their adequacy based upon a realistic recognition of the huge potential size of court awards against you should you be successfully sued by someone under the third party liability conditions;
- loss of rental income protection – some policies may be able to make a contribution towards any loss of rental income that may arise as a result of your tenants being forced to vacate the property in the event of an insured risk coming to pass;
- universal tenant cover – some landlords insurance online may exclude certain categories of tenant such as DSS or students whereas other policies may allow you to let your property to any tenant you choose.
